Synthetic Stucco (EIFS)

Significant concerns have been raised regarding moisture problems associated with the use of EIFS (also known as "synthetic stucco") with certain types of construction. Specifically, some EIFS installations, as well as other water-barrier type wall systems, have been found to have problems with excessive moisture in the wall cavity. These problems often show up where there are penetrations in the building's exterior. Windows and doors are examples of such penetration.

It is generally agreed that the root cause of EIFS moisture problem is the inability of so-called "barrier-EIFS" to allow moisture that should be expected in any building exterior system to weep or evaporate to the building exterior, and that the problems are not caused by the penetrating components themselves, whether they are windows, doors, or other features.

Moisture infiltration problems in any type of building can be reduced by properly flashing and /or sealing (caulking) around all building penetrations, including windows and doors, but the performance of any building system is also dependent upon the design and workmanship of the entire building system, which must tale into account local conditions, climate, building codes, inherent component limitations, and the effects of aging and weathering on building components.

The determination of the suitability of all building components for each projects, as well as the design and installation of flashing and sealing systems, are the responsibility of the architect, contractor, installer, and/or the manufacturer of the exterior finish system specified for the project.
